UPVC Window Mechanism Repair: What You Need to Know

UPVC window mechanisms — also known as espagnolettes — control the locking points that keep your window secure when closed. When they fail, your window may not lock at all, or may be difficult or impossible to operate. Here's what you need to know.

What is a Window Mechanism?

The window mechanism (or espagnolette) is the long strip of metal that runs vertically inside a UPVC window frame. When you turn the handle, the mechanism moves up or down, engaging or disengaging locking bolts and hooks that secure the window to the frame. Modern UPVC windows typically have multiple locking points for better security.

Common Mechanism Failures

The most common failures include broken or worn gears inside the mechanism (causing slippage when you turn the handle), snapped or bent locking bolts, and cracks or breaks in the mechanism strip itself. Mechanisms can also seize up if they haven't been lubricated regularly. In some cases, the handle itself breaks before the mechanism, which is a simpler and cheaper repair.

Can I Repair a Window Mechanism Myself?

It is possible to replace a window mechanism yourself if you're practically minded, but it requires some care. You'll need to identify the exact mechanism type and size (usually measured in millimetres), source a matching replacement, and dismantle the window keep to access the mechanism. Incorrect fitting can leave the window unsecured. For most homeowners, calling a professional is quicker, safer, and often not much more expensive.

How Does a Professional Repair Work?

A professional UPVC engineer will remove the beading around the glass to access the mechanism, measure and identify the correct replacement, fit and adjust the new mechanism, and test all locking points before reinstating the beading.
